Is Basement Waterproofing Worth It?

AWS is a leader in waterproofing solutions and has helped many homeowners throughout the Delaware Valley protect their homes by waterproofing their basements. Is basement waterproofing worth it is among the most common questions we get, and while the answer does vary from home to home, that answer is generally yes. Basement waterproofing is particularly important for homes that are prone to flooding due to the climate or the lay of the property, but it can be a good investment for any home as floods also happen due to burst pipes, foundation damage, gutter issues, and so forth.

What Is Basement Waterproofing?

When helping a prospective client that asks us if basement waterproofing is worth it, we like to begin with an explanation of what the process actually is. The first step involves inspecting the property, foundation, gutter system, and basement in order to identify where and how the basement is susceptible to water intrusion. What happens next depends entirely on the specific needs of the home. If there is damage to the foundation and/or interior basement walls, then fixing those issues is the first priority.

Our team will then use sealants and epoxy injections as needed in the interior, but if your moisture problem may reoccur, you don’t want this to be your only line of defense. Many basements require an interior drainage system, such as a sump pump and a French drain. If some of your water intrusion issues are external, it may also be necessary to design a foundation drainage system and other exterior drainage solutions. Any gutter problems will need to be fixed. We can also extend downspouts as needed, and landscaping is also an option in order to better channel water away from your home.

How Long Does Basement Waterproofing Last?

When asked “Is basement waterproofing worth it?”, we also like to explain how long the waterproofing will last so that customers have an idea of what the return on investment will be. Exterior drainage systems require almost no maintenance once installed properly and can last a lifetime. Landscaping may require some annual upkeep but will generally last for decades as well. As for interior waterproofing, features like French drains require little maintenance. Sealants and the like do need to be renewed about every 10 years, and if you have a sump pump, it should be serviced annually and replaced every 10 years.

Why Basement Waterproofing Is Worth It

Basement waterproofing adds real value to your home. In fact, the average return on investment when selling a home is 30%, and according to real estate statistics, homes with waterproofed basements sell significantly faster than homes with unprotected basements. For many homeowners, however, the real value lies in the peace of mind it provides. Basement waterproofing is a one-time investment with only nominal long-term costs associated with it, and once it’s completed, you know that your house and belongings are protected and that your home is less prone to mold and mildew.
