Does My Property Need a Detention Basin?

Commercial property owners who experience flooding or soil erosion during rain events should consider a detention basin. Such basins are very efficient in terms of both the cost and space required and are suitable for most locations. If you are experiencing soil erosion or flooding, then you do need a drainage solution, and whether this approach is best really comes down to whether there is a preferable alternative. Another drainage solution may be preferable because it is less expensive, requires less space, or is more discreet. AWS suggests scheduling an on-site consultation during which we can assess your property and provide you with professional recommendations.

Detention Basin Benefits

If you have a commercial property that floods during heavy rainfall, a detention basin may be the most cost-effective solution to that problem. Dry ponds do not require a great deal of space relative to the amount of rainwater that you need to deal with. The landscape is sloped so that during a storm, the basin will fill up with rainwater thereby avoiding flooding elsewhere in your property. These basins can also be used to mitigate soil erosion or to avoid stormwater running off into a stream or other body of water. The rainwater that has collected in the basin will drain slowly from it over time, and in the periods between storms, the basin will generally be completely dry.

Detention vs Retention Basins

A detention basin or pond is designed to temporarily contain stormwater runoff. The basin stores the water and gradually releases it until has drained completely. The fundamental difference with a retention basin or pond is that it is designed to hold water permanently. A dry basin has an orifice that is level with the bottom of the basin so that all of the water drains out whereas a retention basin has a riser with an orifice at a higher point necessary to achieve the desired water level. There are pros and cons to both approaches. Detention ponds are relatively inexpensive, take up less space, and are typically dry between storms but can be an eyesore in certain scenarios. Retention ponds are generally more attractive and actually add to the property value but are more expensive and require more space.
