A mold inspection is not legally required to buy or sell a home in Pennsylvania or New Jersey. Disclosure is. A seller who knows about mold or a history of water problems has to say so, and selling a home as-is does not change that. The inspection is a choice. The disclosure is an obligation.
That distinction drives most of the decisions on both sides of a real estate deal. Buyers order an inspection to find out what they are taking on before the inspection contingency expires. Sellers order one to avoid a surprise that stalls the deal two weeks before closing. Neither side is required to, and in plenty of transactions nobody needs to.
